Terms & conditions

Scope
These General Terms and Conditions (GTC) apply to all contracts for the rental of apartments concluded between URBAN FLATS Berlin (hereinafter referred to as the "Landlord") and the guest (hereinafter referred to as the "Tenant") via our website.

Conclusion of Contract
The rental contract between the Landlord and the Tenant is concluded by the Tenant’s booking and the Landlord’s confirmation. After booking, the Tenant will receive a written confirmation by email.

Payment Terms
The total rental price is due before arrival. Payments can be made using the payment methods offered on the website. The Tenant is obliged to pay the full amount before taking possession of the apartment.

Cancellation Policy
The Tenant can cancel their booking free of charge up to 5 days before the arrival date. If cancellation occurs less than 5 days before arrival or the Tenant does not show up, the full rental price will be charged.

Use of the Apartment
The apartment may only be used for residential purposes. The Tenant is liable for any damages caused by themselves or their guests in the apartment. It is prohibited to accommodate more persons overnight than agreed upon.

Check-in and Check-out
Check-in is possible from 3:00 p.m., and check-out must be done by 11:00 a.m. Later check-out times are possible upon prior arrangement and subject to availability.

Liability
The Landlord is not liable for damages resulting from loss or theft of the Tenant’s personal belongings. The Tenant is liable for all damages caused by them to the apartment.

House Rules
The Tenant agrees to comply with the applicable house rules. These include, in particular, quiet hours, prohibition of parties, and the smoking ban in the apartment.

Key Handover
The Tenant gains access to the apartment via a code system or key. In case of damage to the code system or loss of the key, the Tenant is obliged to inform the Landlord immediately.

Jurisdiction and Applicable Law
German law applies. The place of jurisdiction is Berlin, insofar as legally permissible.

Rules / check-in check-out

Arrival and Departure
The apartment can be occupied from 3:00 p.m. on your day of arrival. Departure must take place by 11:00 a.m. Later departures must be requested and confirmed in advance.

Noise and Quiet Hours
Please be considerate of the neighbors and keep the noise level in the apartment, especially the volume of music or TV, to a room-level volume. General quiet hours begin at 10:00 p.m. We also ask you to pay special attention to noise levels in the stairwell.

Visitors
Your visitors are welcome in our apartment for short periods at any time. However, it is not allowed to have unregistered guests stay overnight in the apartment. If the number of overnight guests changes, please inform us in time.

Smoking
Smoking is strictly prohibited in the apartment. Please use the outdoor area exclusively for smoking. In case of violations, a cleaning fee of at least €200 will be charged.

Pets
Pets are warmly welcome. However, please make sure to repair any damage or contamination caused by your pet yourself or inform us about it.

Safety and Valuables
Please always close all windows and lock the front door before leaving the apartment. We do not accept liability for the loss of valuables during your stay.

Cleaning
A thorough final cleaning of the apartment will be carried out by our cleaning service as agreed after your departure. However, we kindly ask you to remove major dirt in advance and leave the apartment tidy upon your departure.

Inventory and Damages
We ask you to treat our inventory with care and only put clean and dry dishes back into the cupboards. Damage to furniture and fixtures can happen and is usually easy to fix. Please inform us immediately about any damages.

Keys
If a key for the apartment is provided, we ask you to handle it carefully. In case of loss of a key, please inform us immediately. When you leave, please put the key back in the key box.

Environment
We care about the environment. Therefore, please turn off the lights and lower the heating when not needed. Saving water also helps nature. Thank you very much.
